Why Proofle

The standard defines what a survey must contain. Tens of thousands of surveys taught us how they fail.

Any system can test a survey against the published ALTA/NSPS requirements. Proofle was built by a commercial surveying firm from tens of thousands of production ALTA/NSPS surveys and the corrections they actually required in review: certifications that omit a party to the transaction, legal descriptions that drift from the commitment, encroachment notes at odds with the drawing, monumentation and notes that contradict one another, and the negotiated Table A items that call for judgment rather than a rule. That record cannot be scraped, purchased, or synthesized by a general-purpose model.

Every survey reviewed the same way

Roughly 85 determinations — certification, Table A scope, legal description, monumentation, encroachment notes, and the rest of the ALTA/NSPS requirements — each resolved to FAIL, RECOMMEND, PASS, or N/A with a stated basis.

The survey against the commitment

The legal description and Schedule B exceptions are examined against the title commitment, and discrepancies are surfaced for your review before they surface at the table. Where no commitment is provided, the review proceeds on the survey alone.

A record the matter can carry

Each review is tied to the property and delivered as a report that can be placed in the matter file as received. A monthly summary lists reviews by matter and by reviewer, with an estimate of first-pass time, in a form suitable for client billing.

Where surveys actually go wrong

Among the areas the review addresses — each drawn from corrections documented in practice, not solely from the published standard:

Certification and parties

Whether the certification names the parties it should, including the title insurer and lender.

Legal description

Potential divergence between the legal description on the survey and the commitment.

Schedule B exceptions

That commitment exceptions are addressed and dispositioned on the face of the survey.

Encroachments

The encroachment statement, and its consistency with what the drawing shows.

Monumentation and notes

That corners are monumented, noted, and consistent with the notes block.

Table A scope

The optional items the transaction called for, checked in scope — including those that are negotiated rather than prescribed.

Flood zone, basis of bearings, surveyor identity and licensure, adjoiners, access, and the rest of the requirements are reviewed as well.

Proofle is built on a single premise: a more rigorous first pass, with the professional's judgment governing every determination.

A first pass, not a certification

Proofle provides assistive first-pass review only. It does not certify the survey and is not a substitute for licensed professional review. Findings are presented for confirmation, dismissal, or correction by your team; where the document does not support a determination, the item is returned for your confirmation rather than decided.

Your documents are not retained

Uploads are transmitted over an encrypted connection, processed transiently to produce the review, and discarded on completion. They are never used to train or improve models.

Refined from our work, never yours

The review is developed from our own production surveys and our own reviewers. Your matters, your clients, and your documents contribute nothing to it. That is where the review's judgment comes from — and why it cannot be reproduced from the published standard alone.
